What is the first-time homebuyer program?

UMB’s first-time homebuyer program helps qualifying, first-time homebuyers achieve their dreams of homeownership by providing the key benefits of:

  • No application or origination fee.
  • No private mortgage insurance (PMI) to pay.
  • Only fixed rate.

In state where the program is offered is slightly different and includes:

Denver1

In low-to-moderate income areas in Denver:

  • Qualifying borrowers can receive a one-time grant of 5% of the purchase price of their new home, and up to 2% closing costs credit or,
  • Qualifying borrowers can receive a one-time grant of a 3% grant of the purchase price of their new home.

Phoenix 2,3

In low-to-moderate income areas in Phoenix, UMB has two approaches to help customers reach their goal of homeownership:

  • A Grant: Qualifying borrowers can receive a one-time grant of 3% of the purchase price of their new home and up to 2% closing cost credit, or
  • Down Payment Assistance: Qualifying borrowers can finance up to 100% of the purchase price of their new home.

Missouri, Kansas and Texas 4

In limited areas in Missouri, Kansas and Texas:

  • Qualifying borrowers can borrow up to 100% of the purchase price of their new home.
  • Qualifying borrowers may receive up to 2% closing costs credit.

1IMPORTANT INFORMATION ABOUT UMB’S FIRST-TIME HOMEBUYER GRANT – DENVER

You may be eligible for UMB’s First-Time Homebuyer Program if your annual household income meets certain income limits for the county where your property is located. All financed properties must be located where UMB operates in Colorado and is limited to the following counties (the ‘program service areas’): Adams, Arapahoe, Denver, Douglas, & Jefferson and is limited to designated census tracts within those counties. For qualifying borrowers, UMB will provide a grant of up to 3% or 5% of the purchase price as a down payment and up to 2% lender credit applied towards closing costs and prepaid items for a maximum 7% lender grant. See your Mortgage Loan Originator for more information on allowable closing costs and prepaid items. All grant funds are one-time grants applied to an eligible purchase transaction regardless of the number of applicants. Grant funds will be applied towards the purchase price, closing costs, and prepaid items only. The 2% lender credit provided for closing costs may not pay all such costs in full. Any closing costs above the 2% lender credit are borrower’s responsibility. Grants will appear as lender credit on the closing statement. Borrowers are not required to repay grant funds to UMB Bank.

All financed properties must be located in Maricopa County, AZ (the ‘program service area’) and is limited to designated census tracts within that county. For qualifying borrowers, UMB will provide a grant of up to 3% of the purchase price as a down payment and up to 2% lender credit applied towards closing costs and prepaid items for a maximum 5% lender grant. See your Mortgage Loan Originator for more information on allowable closing costs and prepaid items. All grant funds are one-time grants applied to an eligible purchase transaction regardless of the number of applicants. Grant funds will be applied towards the purchase price, closing costs, and prepaid items only. The 2% lender credit provided for closing costs may not pay all such costs in full. For qualifying borrowers, UMB will lend up to 100% of the purchase price of the financed property. No lender grants or credits are provided towards closing costs or prepaid items. Borrower is responsible for all closing costs and prepaid items.

4IMPORTANT INFORMATION ABOUT UMB’S FIRST-TIME HOMEBUYER DOWN PAYMENT ASSISTANCE – MISSOURI, KANSAS, AND TEXAS

You may be eligible for UMB’s First-Time Homebuyer Program if your annual household income meets certain income limits for the county where your property is located. All financed properties must be located where UMB operates, is limited to the specific states and counties in the ‘program service area’ (listed below) and is limited to designated census tracts within the program service area. For qualifying borrowers, UMB will lend up to 100% of the purchase price of the financed property and may provide up to a 2% lender credit towards closing costs and prepaid items for a maximum 2% lender credit. See your Mortgage Loan Originator for more information on allowable closing costs and prepaid items. The 2% lender credit provided for closing costs may not pay all such costs in full. Any closing costs above the 2% lender credit are borrower’s responsibility.
